Courtyard House
Where daily life revolves around light, art, and quiet rhythm.
Hiyarapitiya House near Kandy was built as a private retreat by architect Channa Daswatte, to be close enough to the storied city where he grew up, yet a world away from its bustle.
Set on part of an ancient estate dating to the last pre-colonial kingdom, the house offers a sanctuary to experience the bounty of nature and culture of the Udunuwara hills in the company of family and friends.
Designed by Channa Daswatte, the house reflects his experience working with Geoffrey Bawa and Anjalendran. At its centre is a three-bedroom Courtyard House and two-bedroom Library House, surrounded by antique details and contemporary art.
Stay in five unique suites across the Courtyard and Library Houses. Each features private sitting areas, curated furnishings, and sweeping views — available as villas or individual rooms.
Hiyarapitiya House is set on a working farm with spice, coconut, tea, and paddy fields, now being nurtured into a Kandyan forest garden inspired by Lunuganga. The paddy fields at the valley floor mark the seasons in colour.
Walk to 14th-century temples, witness pageants, enjoy private dining on the lawns, or simply laze by the pool. Birdwatching, cooking, and hill walking await just outside your door.
Hiyarapitiya House is ideal for intimate events up to 50 guests — engagements, registrations, family gatherings, or curated photoshoots. The gardens and dining spaces can be transformed for your occasion.
Located in Udunuwara, just outside Kandy, Hiyarapitiya offers seclusion yet easy access to Kandy, Gampola, Peradeniya University, and the Royal Botanic Gardens.
